Bed Linen and Towels: Duvets and pillows (synthetic fibres, hypoallergenic), bed linen, cot mattress sheets, bath robes and towels are provided. Please bring your own towels and appropriate footwear for use with the spa facilities. 

Check In Details: This information can be accessed within your booking 4 weeks before your stay.

Coffee Machines: 2 cafetieres.

Cots: 2 travel cots available on request for infants aged 2 years and under.

Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.

Dogs: 1 dog welcome for a small charge (extra charge - Extras page). Please ensure you have read our Dog Rules before planning to bring your pet.

Electric Vehicle Charging: There are no EV charging points at this property. Due to insurance restrictions guests will not be able to use cables or extension leads from the domestic power supply to charge vehicles (see Electric Vehicle Charging at Holiday Homes). Please use this ZapMap to find the nearest charging points.     

Essentials: Enough crockery, cutlery and glasses for a dinner party, glasses (wine glasses, tumblers, tankards and champagne flutes). 
Initial supplies* of the following: at least 2 toilet rolls per toilet, salt and pepper, tea, coffee, sugar, washing-up liquid, dishwasher tablets, tea towels, dish cloth, scourer sponge, oven gloves, kitchen roll, bin bags, 2-in-1 washing powder, hand soap.
Welcome Packs of shower gel, moisturiser and bath soak, hairdryers in all bedrooms, iron and ironing board.

Features: Indoor spa room with swim spa and downstairs sauna, outdoor heated pool (Easter to end Oct), games room, table tennis, movie/entertainment room, children’s play equipment, outdoor kitchen.

Food Deliveries: Asda, Sainsbury's, Tesco, Morrisons and COOK will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.

Games Room: Pool table.

Garden: Large grounds with coded security gates, lawns, terrace with garden furniture, and outdoor kitchen Note that the owners have accommodation on site and may require access to this. 

NB: The driveway to Sampford View is shared with the tenanted neighbouring property.

Guests: This property sleeps 17 guests in 7 bedrooms. For more information see the Floor Plans.

Kitchen/Utility: 4 oven oil fired Aga, double electric oven, 5 ring halogen hob, dishwasher, microwave, fridge/freezer with ice maker, wine fridge, 2 fridges in outdoor kitchen, washing machine and tumble dryer.

Movie/Entertainment Room: Huge TV with SKY Sports & Movies, integrated sound system for streaming movies and music, two microphones for karoake nights. Plenty of comfy seating.

Music: Bluetooth speaker. Integrated sound system in the movie/entertainment room. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.

Outdoor Kitchen: Gas BBQ for use 1st April to the end of October, with gas supplied, fridge, sink.

Parking: Off road parking for several vehicles.  

Rooms: 7 bedrooms (4 ensuite), 2 family bathrooms, shower room, large kitchen, dining room, games room, movie/entertainment room, large sitting room, utility room, spa room, sauna, 4 WCs.

Room Configurations: Bedrooms 1-6 have zip and link beds that can be arranged as super kings or twins, Bedrooms 1, 3 and 5 have an additional single bed, Bedroom 7 has 2 singles.

Sauna: The sauna is downstairs in the converted cellar and seats 4-6.

Stairgates: 1 available on request.

Swim Spa: The swim spa is in the orangery and is 4m long. 

Swimming Pool: The outdoor pool is on the terrace and is heated for use from 1st April until the end of October. There are Roman steps down into the pool but no hand rail. The pool has a deep end so children should be supervised. It measures 10 x 5m. If guests wish to bring their own inflatables to use in the swimming pool these must not contain glitter.

TVs: Smart TVs in sitting room, games room and movie/entertainment room with SKY TV (Sports & Movies). All have capacity for streaming from devices using guests' own passwords. 

Wifi: Broadband.

Please note that the following applies as per our Terms & Conditions and House Rules: No noise after 11pm - no smoking or vaping – no candles, open flames, disposable barbecues, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.
